FHA home buying · Liberty Way Realty
A smaller down payment.
A place to call home.
An FHA loan may help qualifying buyers purchase a home with a smaller down payment. Get a clearer picture of your options—and a local team to guide your home search.
Your chosen lender determines loan eligibility and approval. Mortgage insurance and other costs apply.
Understand your options
What is an FHA loan?
You borrow through a lender, who reviews your finances and the property. The Federal Housing Administration (FHA) insures the loan for the lender. That backing can make a smaller down payment possible, but it does not guarantee your approval.
As low as 3.5%
Qualified buyers may be able to put down as little as 3.5% of the purchase price. Your lender will explain the down payment and cash needed for your situation.
Plan beyond the payment
FHA loans require mortgage insurance. Include it alongside principal, interest, taxes, homeowners insurance and any association dues when comparing your budget.
Find your best fit
Ask lenders to compare FHA and conventional loan estimates. The smallest down payment does not always mean the lowest overall cost.

Your path to home
- Talk with a lender. Review your income, credit, debts and savings to understand your options.
- Build a complete budget. Compare loan estimates, mortgage insurance, closing costs and cash needed to close.
- Find a home and make an offer. Your agent helps with home selection, tours and offer terms while your lender reviews financing requirements.
- Inspect, appraise and close. Complete the property and loan reviews with your lender and real estate team before final approval and closing.
Good questions, clear answers
Before you start searching.
A few answers can help you ask better questions and take your next step with confidence.
How do I know whether FHA fits my situation?
FHA is a loan program, not a guarantee of approval. Ask an FHA lender to review your circumstances and explain the program requirements that apply to your purchase.
Does a 3.5% down payment cover all my costs?
No. Closing costs, prepaid expenses and mortgage insurance can add to the amount you need. Ask your lender for an itemized loan estimate and cash-to-close estimate.
Is mortgage insurance required?
Yes. FHA loans require mortgage insurance. Ask your lender to explain its upfront and ongoing cost and how it affects your monthly payment and total loan cost.
How much can I borrow?
FHA loan limits vary by county. Your lender also reviews your finances to determine how much you may qualify to borrow; a program limit is not your personal approval amount.
Are these homes already approved for FHA?
No. Our general home search is not a list of FHA-approved properties. Your lender must review the property and financing requirements for the home you choose.
Do I have to use a particular lender?
No. You can choose and compare lenders. Our team helps with the home search and coordinates with the professionals you select.
