An FHA loan is a mortgage from an approved lender, insured by the Federal Housing Administration.
On a $200,000 home, 3.5% is $7,000 before closing costs. FHA mortgage insurance also affects the cost.
VA
A VA purchase loan is a mortgage backed by the Department of Veterans Affairs for eligible service members, veterans and certain surviving spouses.
VA loans have no monthly private mortgage insurance. A funding fee may apply unless you qualify for an exemption.
Conventional
A conventional mortgage is a home loan that is not insured or guaranteed by the federal government.
You may qualify with less than 20% down. In that case, private mortgage insurance is usually part of the cost. Ask the lender to compare monthly payments at different down payments.
USDA Rural Development
The USDA guaranteed loan program helps eligible households buy a primary home in a qualifying rural area through an approved lender.
Both the property location and household income matter. Checking the address is a good first step, even if you are unsure whether the area qualifies.
